A roof replacement on an occupied apartment building goes better when we plan around tenant routines first. If we want fewer complaints and fewer day-to-day problems, we need to do four things from the start: phase the work, set clear notice dates, protect access and...
The short answer: schools usually get the best long-term results when they match the roof to the building, not when they pick one roof type for the whole campus. We found four main options in this article: TPO single-ply, standing seam metal, modified bitumen, and...
If your warehouse roof has ponding water after 48 hours, open seams, rust, stains, wet insulation, or repeat leak repairs, we’d treat it as a replacement warning, not just a repair issue. We don’t have to wait for water to drip onto pallets to know a roof is in...

Mark Richards – President and CEO
Most roofers say they know Tulsa weather. Here is what decades of installing, repairing, and inspecting roofs in this market has actually taught our team, written plainly so you can use it.
Spring hailstorms are the headline event, but they fail roofs in a specific way: small hail (under one inch) bruises the asphalt mat under the granules without breaking through, so the damage is invisible from the ground for months while the granules slowly wash off. We see Tulsa homeowners replace roofs three or four years after a storm because nobody documented the original strike. The fix is documentation immediately after a hail event, not after the leak starts. When repair is the right call, our Tulsa roof repair team can fix it correctly the first time.
Supercell winds rarely lift entire roofs in our market. What they do is break the seal between shingle courses, especially on roofs with marginal nailing patterns from the original installation. The shingles look fine. Then the next 60 mph storm peels the field in long strips. We see this most often on roofs ten to fifteen years old in Broken Arrow and Bixby where the original builders used four-nail rather than six-nail patterns.
Tulsa ice storms cause two distinct problems: ice damming at the eaves on lower-pitched roofs (water backs up under shingles and into the decking), and weight load on aged decking that already has freeze-thaw fatigue. The 2007 ice storm rewrote our maintenance recommendations across the Tulsa metro, and the lessons still hold.
Summer heat is the slow killer nobody talks about. UV degrades shingle sealants and asphalt over time, and our extreme temperature swings between July afternoons and October mornings put thermal cycling stress on every membrane on every flat roof in the city. The roofs that last in Tulsa are the ones installed with proper ventilation that lets the deck breathe.
Older Midtown Tulsa homes (Maple Ridge, Swan Lake, Yorktown, Sunset Terrace) tend to have steeper pitches, mature trees, and original decking that has seen multiple reroofs. The mature trees mean more debris, more shade, and more moss/algae growth on the north slopes. Roof decking inspection matters more on these homes than on newer construction.
Newer Broken Arrow, Bixby, and Jenks subdivisions are the opposite story: simpler roof geometry, newer decking, but often built during a construction boom when corners got cut on underlayment, flashing, and ventilation. The roofs are ten to twenty years old now and many are at the end of their service life right as their first major hail claim arrives.
Sand Springs and Sapulpa older housing stock often has decking rot we do not find until we tear off the existing shingles. We budget for decking replacement on these tear-offs as a matter of course because pretending it will not be there does not make it not be there. See our Tulsa roof replacement page for our full tear-off and installation process.
Owasso and Claremore have grown fast enough that we now see two distinct roof generations in the same neighborhoods: the original 1990s-2000s builds and the 2010s-onward construction. They age differently and they need different conversations.

The typical Tulsa hail claim runs like this. A storm hits. The homeowner is not sure if there is damage. A roofer knocks on the door offering a free inspection. The homeowner files a claim. An adjuster comes out, walks the roof, and either approves a full replacement, approves partial repair, or denies the claim entirely. The whole roof insurance claim process can take weeks.
What works in this process: thorough documentation before the adjuster arrives, a detailed scope-of-work estimate the homeowner can reference, and a contractor who shows up at the inspection to walk the roof alongside the adjuster. What does not work: aggressive language from contractors who promise to fight for a settlement.
Arrowhead Roofing is not a licensed public adjuster and does not negotiate insurance claims. We document storm damage with photographs and detailed reports. We provide written scope-of-work estimates. We meet with insurance adjusters on-site to support the inspection process. The homeowner makes the decisions about their claim. That has been our approach since 1987, and it is the approach Oklahoma insurance regulations require. Schedule a free Tulsa roof inspection if you want a documented assessment after a storm.
We are the oldest GAF Master Elite® contractor in Oklahoma and a 3-Star President’s Club Award winner. We did not arrive here by accident.
Specializing in one premium manufacturer means our crews install the same systems every day. The work is faster because the team knows the product. Quality control is tighter because every installer has run the same flashing details a thousand times. Warranty protection is stronger because we hold the certifications that unlock GAF’s longest workmanship coverage, including the lifetime workmanship warranty, 40 years non-prorated, available only to 3-Star President’s Club contractors.
That focus is the genuine differentiator. A jack-of-all-trades roofer who installs whatever the supply house has in stock that week cannot match it. Neither can a national chain whose crews change every project. Tulsa homeowners who want a roof that performs through Oklahoma weather and a warranty that actually pays out when something goes wrong are choosing a Master Elite contractor for a reason. For homeowners interested in longer-lifespan options, our Tulsa metal roofing page covers the GAF-approved systems we install.
If you have storm damage you want documented, an aging roof you want assessed, or a leak you cannot pin down, schedule a free inspection. We will walk the roof, take photographs, and give you a written report with a clear scope of work. No pressure, no aggressive language, no claim-negotiation theatrics. Just an honest assessment from the roofing company Tulsa homeowners and businesses have trusted since 1987.
We proudly serve the Tulsa metro and surrounding region, including: Tulsa, Broken Arrow, Bixby, Jenks, Owasso, Sand Springs, Sapulpa, Claremore, surrounding Green Country communities, Northwest Arkansas, and Eastern Kansas.
