Straight roofing answers for Tulsa homeowners, from hail damage and insurance claims to what a replacement costs and how long a new roof should last.
These are the questions we get asked in driveways every week. What hail actually does to a shingle, why a carrier estimate can come in under a contractor estimate, what Oklahoma code requires the moment a roof is replaced, and what your warranty really covers. We have roofed northeast Oklahoma homes since 1987, so every answer here reflects how roofs behave in Oklahoma heat, hail and wind rather than a national average.
Two pieces of metal doing two jobs where a roof meets a wall. Step flashing goes in course by course, counter flashing covers its top edge.
When it will not hold a fastener. Oklahoma defines a solidly sheathed deck and excludes warped, split, cracked, deteriorated or rotten boards.
The code defines all three. Repair is maintenance, recover goes over the existing covering, replacement removes it to the deck.
Close, rarely exact, and harder every year. Bundles on one job must share a colour code, and yours was used up when the roof went on.
Inspected first. Oklahoma allows filing up to 24 months out where damage is not evident without inspection, so there is no race to the phone.
A general contractor’s markup for coordinating trades, customarily 10 and 10. The three trade rule everyone cites is custom rather than law.
Oklahoma protects a first claim by law. No cancellation, non-renewal or premium increase solely for filing one. The second claim has no such protection.
The soft metals tell you the hail size and are easier to read than shingles. Gutters, vents, flashing, air conditioner fins, siding and screens.
Longer than asphalt, and it depends which metal roof. Standing seam and exposed-fastener panels are two products with two very different answers.
Because the panels are rarely the problem. On an exposed-fastener roof the water usually comes through the screws, where the rubber washer has failed.
Because a roof is cut to fit and offcuts cannot be reused. And because ordering short risks a second delivery that will not colour match.
Repair when the damage is local and the shingle still matches. Replace when it is systemic. What decides it is usually whether the shingle is still made.
