There is no honest single number, and a page that gives you one is guessing about your roof. A roof is priced from the roof, not from the house, and two homes on the same Tulsa street with the same floor area can be a long way apart because of pitch, facet count and what is under the shingles. What we can do, and what nobody else in this market seems to bother doing, is show you every input that moves the number so you can read any estimate you are handed and tell whether it is complete. Arrowhead Roofing has priced roofs in northeast Oklahoma since 1987, and the cheapest number is almost never the same scope as the others.
Note: this is a general guide to how a roof is priced. It carries no prices, on purpose, because a figure published today is wrong within a year and is wrong for your roof on the day it is written. Anything specific has to come off a measurement of your actual roof.

Nine things set the number. The first three are geometry, the middle three are what is already up there, and the last three are specification.
| Input | What It Is | Why It Moves the Price |
|---|---|---|
| Squares | 100 square feet of finished roof surface | The base quantity that everything else multiplies |
| Pitch | How steep it is | Adds real area over the footprint, and slows the work |
| Facets and valleys | How cut up the roof is | Drives waste and labour far more than size does |
| Existing layers | What has to come off | Twice the tear-off is twice the disposal |
| Decking | Condition, thickness and rafter spacing | Invisible until tear-off, and it can be the largest single surprise |
| Code items | Ice barrier, drip edge, flashings, solid sheathing | Required, not chosen, and the first things a cheap bid drops |
| Ventilation | Intake and exhaust to the manufacturer’s requirement | A warranty condition rather than a preference |
| Accessories | Starter, ridge and hip cap, underlayment, fasteners | The half of the specification nobody will ever see |
| Warranty tier | What the finished system qualifies for | Changes the required accessories, not just the paperwork |
Two roofs of identical square footage can be very different jobs, and the difference is complexity rather than salesmanship.
A simple gable has two planes, straight rakes and no valleys. A cut up roof with fifteen facets and a hundred feet of valley needs the same shingles, more of them, more cutting, more flashing, more time and more safety setup. The material list on a complicated roof runs meaningfully longer than the area alone suggests, and the labour runs longer than that.
So the only useful first step is a measurement. An aerial measurement report gives the area, the pitch, the facet count, the valley and ridge lengths, and it is definitive for us: it is what the order gets built from. The field check catches what the camera could not see, which is mainly the deck and the flashings.
Three reasons, and none of them is that we are hiding something.
A published price is year bound. This trade watched lead times on some material reach forty weeks during the pandemic period, and pricing moved with them. A figure typed onto a web page ages badly and it ages invisibly, because nothing on the page tells you when it stopped being true.
A published price is not an estimate. What a homeowner receives from us is a written estimate, and it is a lump sum for a roof system designed for that house: what we recommend for the ventilation, what we recommend for the product. That is a different object from a per square rate, and the per square rate is the part a competitor can undercut by changing what is inside it.
The national ranges are national. The figures on the big comparison sites average a country that includes markets with no hail, no code amendments and different labour. Tulsa has a hail record, a state code that is stricter than the national one on shingle roofs, and a storm season that moves crew availability. None of that is in a national average.

These are genuinely different questions and mixing them up is where most of the confusion starts.
Out of pocket, the question is what the roof costs and the answer comes off the measurement and the specification you choose.
On a storm claim, the question stops being what a roof costs and becomes what the scope includes. The carrier is paying for what it takes to put back what was there, plus whatever the code requires on the way. The homeowner’s decision is about the specification and any upgrade beyond the covered scope, not about the base price. If you are on that path, why is the insurance estimate lower than the contractor’s estimate? is the page you want, because the first number is almost always low and going back for more is a normal part of the process rather than a fight.
This is the part worth reading twice. In our experience comparing estimates on Tulsa roofs, a lower number is more often a shorter list than a discount, and the items that come off the list are the ones no homeowner will ever be in a position to check. That is our own observation rather than a published finding, and it is not the useful part. The useful part is the list, because once you have it you can check any estimate yourself.
Oklahoma amends the national residential code, and the amendments land directly on what a roof has to include. The adopted text lives at OAC 748:20.
All four Oklahoma amendments, and what changes when the 2024 edition takes effect, are in what building code applies to roofs in Oklahoma?

Underneath the shingles is where a price gets cut invisibly, and every item here is real.
Underlayment across the field, and leak barrier at the valleys and penetrations, are two different products doing two different jobs, and only one of them is self-adhering. A cheap felt is not the same specification as a synthetic, and the difference does not show for years.
Starter course and ridge cap are separate line items and neither comes out of the field shingle count. A bid that quotes only field shingles is short on both.
Fasteners. Ours are a minimum 1-1/4 inch, penetrating three quarters of an inch into the deck or a minimum of an eighth of an inch through it, with a 3/8 inch head, at 10 to 12 gauge. That meets the code specification rather than beating it. What is different is the count: GAF’s standard application is four nails per shingle and its own instructions describe six as the enhanced pattern, and we install six on every roof. On a Timberline product that is 384 nails per square where the baseline is 256. How many nails per shingle does code require? covers what the code actually says.
Ventilation. Intake and exhaust have to balance and the requirement comes from the manufacturer as well as the code. Getting it wrong is a warranty problem rather than a comfort problem. How many roof vents does a roof need? has the arithmetic.
Some of what separates two numbers is not on the roof at all.
Oklahoma registers roofing contractors and sets minimum liability insurance at $500,000 for residential work, verifiable in about a minute through the Construction Industries Board. A contractor carrying less, or carrying none, has a lower cost base and you are the one carrying the difference. How do you check that an Oklahoma roofing contractor is registered and insured? is the five minute version.
Lien waivers are the other one. If a roofer does not pay their supplier, the supplier’s route runs through your house rather than through them. Could a supplier put a lien on my house if my roofer does not pay them? explains what to ask for.
And under 59 O.S. 1151.30, a roofing contractor paid from insurance proceeds may not advertise or promise to pay any part of your deductible as an inducement. An offer to take care of it is a signal about the whole operation.
Take any two estimates and run them against this. Neither needs a number attached for you to see whether they describe the same roof.
| Line Item | Is It Optional? | What Happens If It Is Not There |
|---|---|---|
| Tear-off and disposal to the deck | No. A shingle layover is prohibited in this state | You are buying a roof that is not code compliant |
| Decking replacement, as found | Not once it is found, and nobody can price it from the ground | A change order on the day, at whatever rate applies then |
| Underlayment across the field, named by product | No, and the grade is a real difference | A lighter product goes down and nobody ever knows |
| Leak barrier, 36 inches, valleys and pitch changes | No. Oklahoma requires it unconditionally | The valley loses its second line of defence |
| Drip edge at eaves and rakes | No, unless the Oklahoma shingle mold alternative is used | Water tracks behind the gutter and into the fascia |
| Step and base flashing replaced where deteriorated | No. R908.5 requires it | Old flashing goes back under a new roof, which is where roofs leak |
| Starter course | No. It carries the factory sealant strip at the eave | Cut field shingles instead, with no sealant strip where wind loads are highest |
| Ridge and hip cap | No. It is a different product from field shingle | Cut shingle instead, and the warranty tier may not be met |
| Pipe flashings, and paint to match | Replaceable rather than optional | New roof, old boots, and the boots fail first |
| Ventilation to the required net free area | No. It is a code requirement and a warranty condition | An unmet warranty condition on a roof that looks perfect |
| Permit and inspection where required | Whatever your jurisdiction requires | Your problem rather than theirs, at resale |
| Fastener count and length, stated | Not required to be stated. Ask anyway | Nobody counts nails after the shingles are down |
That is the whole game. If one estimate is missing six of these, the two are not the same roof, and the gap between them is not profit.
Watch this short video for the six components that make up a roof system. They are the same line items the checklist above is asking your estimate to name.
Three things move a specific roof away from whatever anyone assumed at the front door.
Rafter spacing over 24 inches means upgrading the decking, commonly by adding a layer over the existing. Older Tulsa homes originally roofed in wood shake often sit on spaced sheathing, and asphalt shingles cannot go on that at all, so the entire roof gets sheeted before a single shingle is ordered. How many bundles of shingles are in a square? works that through on a real Tulsa roof.
Waste is quoted at 0, 8, 13 or 18 percent on an aerial measurement report, driven by complexity, and the report says outright that the figure is guidance. On a fifteen facet roof with more than a hundred feet of valley, 42.6 squares of roof surface becomes a 49 square order. That gap is valley cuts, not padding. How do you measure a roof for shingles? covers the measurement itself.
An impact rated shingle, a heavier profile, a higher warranty tier and the accessories that tier requires are real choices with real costs, and they are the part of the number that is yours to decide. Everything above this line is the roof telling you what it needs.

One structural thing about this company is worth knowing when you are comparing numbers, because it is a mechanism rather than a claim.
Most contractors call a supply house and have job lots delivered to the site. We buy by the truckload, shipped direct to our own yard, and deliver to the job ourselves. That earns better pricing on material, and it is what lets us put a higher specification into the same conversation rather than a cheaper one.
It also means the material is inspected when it lands at our yard rather than at your house. Strap damaged bundles and swollen or water damaged decking get rejected and swapped there, which is the sort of thing nobody notices when it is done properly and everybody notices when it is not.

For a limited time only (while supplies last), if you share Arrowhead Roofing’s social media profiles with your friends, you may qualify for a free upgrade to GAF Timberline UHDZ Class 4 impact-resistant shingles. Some restrictions apply.
Owners of a qualifying UHDZ roof may also be eligible for a complimentary upgrade to the GAF President’s Club Limited Warranty, which covers workmanship for life alongside lifetime material coverage.
Only Timberline UHDZ shingles sold in packages bearing the UltraMat logo and the UL 2218 Class 4 Classification statement are rated for Class 4 impact resistance. These are current promotions, not part of our standard scope of work, and they are subject to change. Ask us what upgrade is available on your roof today.
Footprint times pitch, plus waste, divided by a hundred, and none of it is guesswork. How do you measure a roof for shingles? shows the arithmetic on a real measurement report.
Oklahoma’s regulator has given carriers an instruction about exactly this. Does insurance have to pay for building code upgrades on a roof in Oklahoma? quotes it and covers the items it lands on.
Most standard homes are one day, and the project around it is longer. How long does a roof replacement take? covers the day and the calendar either side of it.
The impact rating that changes an estimate belongs to the packaging rather than to the product name, which is the most misquoted thing in the category. What is Timberline UHDZ with UltraMat? covers what the mat changed and what you can point at to prove the Class 4 rating.
The two answers that pair with this one are how a roof turns into an order, and which items on the estimate the code decides for you.
We have measured and priced Tulsa roofs since 1987, and the first thing we order on any job is a measurement report. Book a free roof inspection and we will go through the square count, the pitch, the facet count and the waste factor with you, and show you where each one came from.
